Long Cove Factsheet
Long Cove Club was founded in 1980 by Islanders Joseph Webster, David Ames and Wes Wilhelm, with John McKenzie as president and Broker-In -Charge of Long Cove Club Realty, Inc. The Club was designed around a unique Club concept rather than the traditional structure of residential plantations on Hilton Head Island. Membership in the club is automatic with each property purchase. All members must pay the same assessment covering use of all of the amenities regardless of property values or residency status.The development is located between William Hilton Parkway at mile marker #10 and Broad Creek near the Sea Pines Circle. It consists of 569 full-size residential home sites on 600 acres and currently has approximately 419 homes completed and occupied. Long Cove is a private plantation with no general access permitted and no short-term rentals allowed. Entrance through a 24 hour manned gate insures privacy.
Lot owners may choose their architects and contractors for design and construction of their Long Cove homes which must be approved by the Long Cove Architectural Review Board. Practically all the home sites in Long Cove enjoy a view of a lagoon, marsh and river, or golf course. Lots range in size from .4 to .9 acres.
All of the Club's amenities have been completed including the renowned 6,900-yard Pete Dye designed golf course which is currently ranked as the number one golf course in South Carolina and has been ranked the twenty-first best in America. The Club has a 17,000 square-foot clubhouse, pool, eight tennis courts and Broad Creek boat docks that can accommodate approximately 100 boats.By 1987, all the lots in Long Cove had been sold and the developers deeded management control and all the amenities over to the Long Cove Club Owners' Association. Home and lot re-sales are available now.
There is an initiation fee to become members in Long Cove Club of $20,000. Membership, as mentioned accompanies property ownership. The current annual fee is $9590 per property. This fee coven the cost of security, maintenance of the common grounds and lagoons, use of the dock facilities, tennis courts, swimming pool and clubhouse facilities. The fee also covers green fees for the family including dependent children who are between the ages of 18 and 23 and are pursuing an academic degree on a full-time basis.
